DEED DESCRIPTION
FOR
S. V . COLLINS PROPERTY
All that certain lot, tract, or parcel of land lying and being situated
in. Calhoun County, Texas described as follows to -wit:
All that certain lot, tract, or parcel of land lying and being situated
in Calhouxi County, Texas, being out of and a part of the Maximo
Sanchez Survey A-35, being the same land known as the Hamilton &
Dudgeon parcels shown on Map by Lockwood & Andrews in August, 1952,
and further described as being the same land conveyed by the Hamilton
Estates to S. V . Collins by deed dated November 25, 1952 and recorded
in Vol. 131, pages 196, 197 & 198, No. 60443 of Calhoun County, Texas.
Also, being the same land conveyed by F. M. Dudgeon to S. V . Collins
and recorded in Vol. 130, pages 361 k362, No. 60191 of the deed records
of Calhoun County, Texas on October 15, 1952, all of which is more fully
described by the metes and bounds below:
Beginning at a point marked by an iron rail at the intersection of the
now and formerly Oblate Fathers property and now or formerly City
of Port Lavaca Property and running S. 640 E. 250' to a 2" iron pin,
the said point being the Southeasterly corner of the Oblate Fathers
property and Southwesterly corner of the S. V. Collins property. This
point also being the first corner described in the S. V. Collins metes
and bounds descriptions, the said land is situated approximately 1.4
miles S. of the downtown portion of Port Lavaca, Texas. All of the
bearings below described are referenced to true North from Polaris
observations.
Thence: South 65015154" East 130.72' to a 1" iron pin, this point
being 2-1/2' North of a U. S. Engineers monument.
-Thence: South 65016'1511 East 376.51' to a 2" iron pipe. The two
previous courses bounding on the City of Port Lavaca parcel
to the South. This corner also being the Southwest corner
of the Miller Tract.
Thence: North 54031' 11" East 622.00' to a 4" iron pipe set in `
concrete with a brass marker on top. This point being
the Northwest corner of the Miller Tract.
Thence: North 54031' 11" East 281.90' to a point in Lavaca Bay.
This point being the most Easterly corner of the Collins
Property.
Thence: North 1202314911 West 286. 50' to a point in Lavaca Bay.
Thence: North 58039140" West 90.871 to a point in Lavaca Bay.
Thence: South 5313311111 West 132.78' to a corner of the original
Hamilton and Dudgeon parcels.

Thence: North 6036149" West 131.30' to a 1-1/2" iron pin set under
the wall revetment of the Oblate Fathers' land. This point
being the Northeast corner of the Oblate Fathers' property.
Thence: South 53033111" West 1163.24' to the paint of beginning.
This course bounds on the Oblate Fathers' property. The
- land as described was combined from the Hamilton and
Dudgeon parcels.

or less, and is excluding the Virginia Street right-of-way, which is more
fully` described below. I
Beginning at the first corner, described in the Above S. V. Collins
property at the 2" iron pin and'running N. 53033111" East for 389.36'
to the intersection of the Virginia Street right-of-way and the S. V.
Collins most Westerly property line. This same point being marked by
a 3 /4" iron pin.
Thence: South 38015149" East along the Virginia Street right-of-way
447.30' to a 3/4" iron pin.
Thence: North 54031' 11" East 55.06' along the Southeasterly
property line of S. V. Collins property to a 3 /4" iron pin.
This point being the intersection of Northerly Virginia
Street right-of-way and S. V. Collins Southeast property
line .
Thence: North 38015149" West 448.231 along the Virginia Street
right-of-way to a 3/4" iron pin set in the Northwesterly
property line of the S. V. Collins Tract.
Thence: South 5303311111 West 55.03' to the 3/4" iron pin in the
Virginia Street right-of-way, which is the point of
beginning for the Virginia Street portion',of the above
description.
The area of the Virginia Street right-of-way contains 0.565 acres
more or less.
