I, W. S. Duke, Jr., the Owner of the property subdivided in the above and foregoing map
of Brook [Iol l ow, Section VI, do hereby make subdivision ---of -said proper=ty according to the
lines, streets, lots, building lines and easements therein shown, and designate said subdivi-
sion as BROOK HOLLOW, SECTION VI, in the ALEXANDRO ESPARZA ONE-HALF LEAGUE GRANT, CALHOUN
COUNTY, TEXAS; and dedicate to public use as such the streets, and escmnts shown thereon
forever; and do hereby waive any claims for damages occas.ione'd by 12stablishing•of grades as
approved.for the streets dedicated, or occasioned by the alteration of the surface of,any
portion of streets to conform to such grades; and hereby bind myself, my heirs, and assigns
to warrant and forever defend the title to the land so dedicated.
There is also dedicated for utilities an unobstructed aerial easement five (5) feet wide
from a plane twenty (20) feet above the gound upward located adjacent to all easements
shown hereon.
A twenty (20') foot wide d,rai nage and utility easement is also de'di cated_ across the back
(north) sides of Lots seven (7) thru fourteen (14) Block seventeen (17), as shown on the plat.
Further, a1.1='.the property. subdivided in the above and foregoing map shall be restricted
in its use,, which restrictions shah run with the title to the property, and shall be
enforceable, at theoption of the City of Port Lavaca, by said City of any citizen thereof,
by injunction, as follows:
1. All streets shall be sixty (60) feet wide and all easements shall be the
width designated:in the above and foregoing map,
2. The front'building line shall be twenty five (25) feet, on all lots except lots
one (1) thru fourteen, Block seventeen 07). and lots five (5) thru. eight (8),
Block eighteen (18). On these lots the front building line shall be twenty (20)
feet. The side building line shall be ten (10) feet, unless.. otherwise shown,
and the interior building line shall be five (5) feet from the property line.
